Businesses that choose to rent office space in Hanover Square are deciding to base themselves in a part of the West End of London with a rich and fascinating history.
The four-acre Hanover Square is one of three garden squares in Mayfair and, due to its cache and appeal, is defined as a Mayfair office sub-market.
Named to honour King George I, it was laid out in the 1710s. The King of Great Britain and Ireland from 1714 until 1727 was born in Hanover in 1660 and was the ruler of the Electorate of Hanover within the Holy Roman Empire from 1698 until his death.
Soon after Hanover Square was laid out, St George’s church was built to its south – on St George Street.
Today, the church is best known for hosting the main performances of the annual London Handel Festival, which honours the composer’s 36 years as a parishioner. Handel was the resident of a house on adjoining Brook Street from 1723 to 1759. Incidentally, Jimi Hendrix resided in the same property from 1968 to 1969.
The centre of Hanover Square is enclosed by an ornate iron railing, within which, on the north side, is a large Grade II-listed bronze statue of William Pitt.
William Pitt was born in 1759 and became the youngest prime minister of Great Britain when he took office in 1783 at the age of 24. He was also Chancellor of the Exchequer for all of his time in office. He helped define the role of the Prime Minister as the supervisor and co-ordinator of the various government departments.
He is remembered for various accomplishments, including rehabilitating the nation’s finances after the American War of Independence and attempting to abolish the slave trade. In addition to the statue in Hanover Square, several streets and places are named after him around the world, in locations as far-flung as Australia, Canada, and Hong Kong.
The perimeter of Hanover Square was originally lined with fine terraced houses occupied by some of London’s most celebrated society figures, who were initially predominantly persons of the military order, such as Lord Cadogan and several Generals.
Most of these Georgian terraced houses have since been replaced by commercial properties, including several first-class office buildings.
One of the most recognisable was Vogue House, which was the London headquarters of Vogue. The fashion and lifestyle magazine occupied the office property for 65 years until 2024 before moving to another location in Central London.
The 62,777-square-foot Vogue House was subsequently acquired by Global Holdings Group, headed by Monaco-based shipping magnate Eyal Ofer, for a reported £70 million.
Hanover Square offers a variety of best-in-class luxury office spaces from various landlords, office providers, and operators.
These include ready-to-fit leasehold offices for rent and plug-and-play solutions such as serviced private offices, managed office suites, and coworking desk spaces.
The latter options are described as flex spaces because they are held on flexible short-term occupational agreements, allowing tenants to change their office footprint as business needs change. Additionally, these flexible office and workspace options offer all-inclusive rental pricing.
