Belgravia real estate is some of the most coveted and valuable in London as is the district’s office space.
Its streets and squares such as Belgrave Square, Chester Square, Eaton Square, Lowndes Square, Wilton Crescent and Upper Belgrave Street are home to super prime real estate that has both national and international appeal.
And countries that have chosen to position their embassies in Belgravia include Austria, Bahrain, Belgium, Brunei, Finland, Germany, Hungary, Ireland, Luxembourg, Malaysia, Norway, Portugal, Singapore, Spain and the United Arab Emirates, as well as others.
It is also home to internationally acclaimed luxury five-star hotels such as The Berkeley, The Goring, The Lanesborough and The Peninsula.
The district spans parts of the City of Westminster and the Royal Borough of Kensington and Chelsea and is situated mostly to the southwest of Buckingham Palace. It is bounded by Grosvenor Place and Buckingham Palace Road to the east, Pimlico Road to the south, and Sloane Street to the west.
With this central location, the relatively quiet district benefits from exceptionally good transport links with close-by London Underground and rail stations such as Hyde Park Corner, Knightsbridge, Sloane Square and London Victoria Station.
The district takes its name from the village of Belgrave in Cheshire, which lies two miles from the Grosvenor family’s main country seat, Eaton Hall.
The Grosvenor family developed much of Belgravia and the ownership of the land began in 1677 when it came into the family following the marriage of Sir Thomas Grosvenor to Mary Davies who was heiress to approximately 500 acres of land between Oxford Street and Pimlico.
At the time, everything that a woman owned was surrendered to the man upon their marriage. However, this was abolished in the 19th century with the 1882 Married Women’s Property Act.
The family is linked with the British aristocracy and holds the title Duke of Westminster, created by Queen Victoria in 1874 when it was bestowed upon Hugh Grosvenor. Viscount Belgrave is also one of the Duke of Westminster’s subsidiary titles.
Belgravia had been developed in the early 19th century by Robert Grosvenor, with a focus on numerous grand terraces centred on Belgrave Square and Eaton Square. He was also responsible for developing Grosvenor Square in neighbouring Mayfair.
Prompted by the rebuilding of Buckingham House, which is now Buckingham Palace, as well as the housing boom that followed the end of the Napoleonic Wars, the creation and development of the Belgravia continued for three decades.
White stucco grand terraces were built around Belgrave Square and Eaton Square between 1830 and 1847, and the district was soon established as one of London’s most fashionable residential districts.
After the Second World War, some of the largest houses ceased to be used as townhouses for the country gentry and aristocracy and were increasingly occupied by embassies, charity headquarters, professional institutions and other businesses that had converted them to office space.
Much of Belgravia today is still owned by the family property company, the Duke of Westminster’s Grosvenor Group, which offers real estate assets, including prime office space.
The Grosvenor Group offers exceptionally appointed leased office spaces for rent in Belgravia, and its most modern business space arm, Flex by Grosvenor, offers a range of flexible office space and workspace solutions that provide agility to contemporary users with all-inclusive rental pricing.
Examples of these include its offices on Eccleston Place and Buckingham Palace Road that offer best-in-class move-in-ready private serviced offices and co-working space solutions with first-class amenities such as shower facilities and trolley services that deliver refreshments to desks.
Another luxury flexible office provider in Belgravia is Argyll which offers high-end office space at Eaton Gate together with business lounges and meeting rooms complete with concierge services.
There is a range of other flexible workspace operators and landlords that offer ESG-considered luxe managed offices, flex space and other forms of flexibly leased offices for rent in Belgravia.
