City Fringe Office Space

The London Plan defines City Fringe office space as being located east of the City of London and north of the River Thames, including parts of the London boroughs of Hackney, Islington, and Tower Hamlets, including areas such as Shoreditch, Spitalfields and Whitechapel.

It is home to some of the capital’s most creative and progressive industries, including those in the finance and technology sectors and those in the cultural and creative industries (CCI), including advertising, architecture, audiovisual, fashion, gaming, media and music companies.

The City Fringe includes the Old Street area, which has been dubbed Tech City due to the many Silicon Valley companies that chose to rent office space in the area. This has created a rich infrastructure and a plethora of amenities.

The City Fringe district offers a wide selection of offices for rent and a wide range of high-end flexible office space and workspace solutions. Often referred to as ‘flex spaces’, these options include private serviced offices, managed offices, and co-working spaces.

Within the district, highly regarded office landlords, premium workspace providers, and B-Corp-certified office providers offer these.

Many options are available within retrofitted buildings, including once-prime residences, those with an industrial heritage, and Art Deco examples. These have been meticulously enhanced to provide state-of-the-art workspace solutions within buildings with abundant character.

The City Fringe is also home to groundbreaking new buildings such as The Black and White Building in Shoreditch. It is London’s tallest mass timber office building, has over a third less embodied carbon than comparable six-storey structures, and is powered by 100 per cent renewable energy sources.

Whatever the fabric of the property, luxury workspace providers and operators offer offices held on short-term licences rather than long leases, with options to extend terms.

As the contacts are flexible, businesses can also effortlessly move into larger suites during their tenancies as their needs dictate. Some offices in the City Fringe district offer space for 2,000 desks.

As opposed to traditional rent, flex spaces are charged on an all-inclusive basis, meaning that the monthly rental fee covers rent, utilities, enterprise-grade IT systems, cleaning, furnishings, security, and other enhanced provisions such as reception, administrative, and concierge services.

The private serviced offices in the City Fringe are fully furnished and fitted, ready-to-use offices. Occupying clients enjoy access to premium communal amenities, including meeting rooms, break-out spaces, focus zones, gyms, and cafes.

Managed offices offer a custom-made workspace. They are ready-fitted, but the client leads the furnishing and fit-out. Many opt for private receptions, meeting rooms, kitchens, bathrooms, and shower facilities. However, there are limitless options for a bespoke workspace.

The premium, flexible office space buildings are managed in an ESG-considered way, so they offer end-of-trip facilities, including bicycle storage, showers and changing facilities.

However, the City Fringe also offers many public transportation options with many stations in the district, including Angel, Bethnal Green, Dalston, East Aldgate, Hoxton, Old Street, and Shoreditch High Street.
