Edgware Road Office Space

Due to the thoroughfare’s reach, businesses looking to rent office space near Edgware Road have many choices.

Once an ancient trackway within the Great Middlesex Forest, the Romans incorporated the track into Watling Street, the historic route from London to Dover.

Unusually for the UK capital, the road runs for 10 miles (16 kilometres) in an almost perfectly straight line. It begins in Marble Arch and forms part of the modern A5 road, and changes name several times along its length to those including Maida Vale and Kilburn High Road. However, the road is, as a whole, known as the Edgware Road, as it is the road to Edgware, which sits in the London Borough of Barnet.

The A5 continues beyond the end of the Edgware Road, following the old Roman road for much of its route and terminating at Holyhead in Wales. The A5 was, for many years, known as London to Holyhead Road following Thomas Telford’s improvement works in 1811.

Running northwest from Marble Arch, it crosses the Harrow Road and Marylebone Road, passing beneath the Marylebone flyover.

The Marylebone Road runs east-west from the Euston Road at Regent’s Park to the A40 Westway at Paddington. It also shares a junction with Baker Street, and this junction was historically known as Marylebone Circus.

The road is very well connected due to its length and the number of locations it can reach. However, the Edgware Road district refers to the area immediately north of Marble Arch, with the Marylebone flyover as its northern boundary. The postal codes of the district are NW1, NW2, W1, and W2.

Locations near Edgware Road offer an eclectic range of office space options, including state-of-the-art offices for rent in modern buildings, design-led flexible workspaces created by award-winning architects in elegantly renovated properties, and private serviced and managed office spaces in beautifully modernised properties.

Whilst many businesses choose to rent office space near Edgware Road on conventional leasehold terms, the growing number of flexible office space options are becoming increasingly attractive.

Also known as flex space, these include private serviced offices, managed office suites, private ready-fitted office floors and corporate co-working arrangements.

In contrast to leased offices, flexible licences occupy these, which allow businesses to extend terms and expand into larger office suites as they grow. For instance, many offices near Edgware Road can provide space for over 200 desks.

Flexible offices are priced fully inclusively, so the monthly rent covers overheads such as utilities, cleaning, enterprise-grade IT systems, furnishings, refreshments, and reception and secretarial services.

These buildings have focus booths, quiet zones, breakout areas, meeting rooms, and boardrooms, so less space needs to be dedicated to each business.

Other amenities can include gyms, coffee bars, and meditation spaces, which complement the vast array of amenities that locations on and near Edgware Road offer.

Many prime offices near Edgware Road also offer end-of-trip facilities such as cycle storage, showers, and changing rooms for commuters who wish to use their own steam.

However, Edgware Road offers a large number of public transport links with Edgware Road London Underground station, outside of which is the distinctive bronze Window Cleaner sculpture by Allan Sly, and its proximity to train and other tube stations, including Marble Arch, Marylebone and Paddington stations.
