Holborn Office Space

Holborn office space is occupied by an eclectic range of occupiers, which is in keeping with the district’s character. It is a blend of old and new and situated between the West End and the City of London in the area known as Midtown.

One of its famous residents, Charles Dickens, who rented rooms at Furnival’s Inn, one of the four Inns of Chancery, in the mid-1830s, once stated, “Holborn, in fact, suffers from being neither one thing nor the other.” While he felt that was a negative at the time, the district has truly embraced its diversity.

The area covers the south-eastern part of the London Borough of Camden and part of the Farringdon Ward and has its roots in the ancient parish of Holborn, which lay on the west bank of the now-buried River Fleet.

It is believed that it took its name from an alternative name for the river: the Holbourne, which, in turn, came from the Middle English ‘hol’ for hollow, and ‘bourne’ for brook.

Holborn has also long been a hub for the legal profession. Two of the four original Inns of Court — Gray’s Inn and Lincoln’s Inn are located in the district.

Gray’s Inn is located at the intersection of Gray’s Inn Road and High Holborn. Lincoln’s Inn, the largest of the four, covers 11 acres of the district. Its green space, Lincoln’s Inn Fields, is classified as the largest garden square in the capital. The inn is believed to be named after Henry de Lacy, 3rd Earl of Lincoln.

The other two Inns, the Inner Temple and Middle Temple, are located in the Temple district.

A landmark of Holborn is the Grade I-listed, striking, blank and white Staple Inn. Dating back to 1585, it was initially attached to Gray’s Inn and is the last surviving Inn of Chancery.

With this heritage, Holborn has also long been a hub for the legal profession and is home to the Royal Courts of Justice.

It is also to Hatton Garden, the UK’s diamond trade hub, Great Ormond Street Hospital, and the London School of Economics and Political Science (LSE).

For this reason, office space in Holborn is occupied by those related to the legal profession, but also by people from a wide range of other sectors, including organisations such as Capgemini, Delotte, and ITN.

Businesses seeking office space in Holborn are presented with diverse options.

Office buildings range from brand-new prime office properties to characterful period properties that have been comprehensively yet sympathetically retrofitted to offer ultramodern working environments with 5-star amenities.

Those seeking environmentally friendly, ESG-conscious workspaces will find both brand-new and refurbished buildings offered by both landlords and workspace operators. Many of these are B-Corp certified, meeting their requirements.

Those seeking high-end facilities will find a wide range of amenity-rich, wellness-focused spaces.

Tenants will also find a range of choices for occupying space. There are many opportunities to rent office space in Holborn conventionally through a traditional lease and a growing number of premium, flexible office space and workspace solutions.

Also sometimes referred to as flexible workspaces, these agile workplace solutions include serviced private offices, managed office suites and managed self-contained floors and buildings.

The managed office spaces are ready-fitted, and the client leads the furnishing and fit-out process. Custom offices can include private reception areas, meeting rooms, executive suites, open-plan working areas, hot-desking zones, kitchens, and bathrooms, and clients can choose a bespoke service level pack.

The private serviced offices are fully furnished, fitted, and equipped with state-of-the-art business technologies. Clients enjoy using premium shared amenities, including bookable meeting and boardrooms, breakout spaces, quiet zones, kitchen areas, fitness and wellness facilities, cafes, and outdoor spaces.

These workspaces and offices are let via flexible licences with relatively low commitment in agreement length; however, options to extend are provided.

The option to expand into a larger space within the same building provides agility during business growth, and there are numerous offices in Holborn with space for 500 or more desks.

Another attractor to this form of business space is the all-inclusive pricing model. The monthly rent covers overheads such as utilities, cleaning, furnishing, reception staff costs, complimentary refreshments, and others, providing excellent business and accounting efficiencies.

The prime office buildings offer end-of-trip facilities, including bicycle spaces, showers, lockers, changing rooms, and EV chargers for self-powered commuters.

However, the district offers excellent public transport links, with Chancery Lane, Farringdon, Holborn, and Russell Square stations providing underground, Thameslink, and Elizabeth Line services.
