North London Office Space

North London office space can sometimes be somewhat difficult to categorise. Like many other areas of the UK capital, its precise boundaries are not universally agreed upon.

It is agreed, however, that North London lies north of the River Thames and extends from Clerkenwell on the edge of the City of London to the Greater London boundaries with the Home Counties.

The development of the northern suburbs of the Roman settlement of Londinium beyond the northern gates began in the early part of the 12th century. However, compared to other suburbs, it was slower due to marshy ground, and the roads beyond those gates were less well-connected. The parishes in these areas were almost wholly rural until the Victorian period and had been classed as Middlesex.

The arrival of the Regent’s Canal in Islington and St Pancras in the early part of the 19th century stimulated London’s northerly expansion, and the development of the railway network accelerated this further and fuelled urbanisation.

Today, there is a Northern ‘N’ postal area for London. However, this includes some areas not universally described as part of North London, and does not include many others that are.

The 2011 London Plan included a North subregion comprising the London boroughs of Barnet, Enfield, and Haringey.

The Central London boroughs of Hammersmith & Fulham, Harrow, and Westminster contain districts classed as Northwest, as does the West London borough of Ealing.

The London boroughs of Camden and Islington contain districts classed as North London, and the East London borough of Hackney also contains districts classed as North London.

Comprising such a broad area across several boroughs, it is no surprise that North London is home to a diverse range of office occupiers.

Islington and Pentonville Road have long been a creative hub since their days as a haven for artists and radicals, and areas around the City Fringe have attracted a diverse mix of businesses representing the finance, legal, professional services and technology sectors.

Covering a broad swath of the UK capital, North London offers businesses and organisations seeking office space a wide range of districts, property types, and methods for occupying the space.

Occupiers can choose brand new Grade A office buildings that have been developed sustainably to high Building Research Establishment Environmental Assessment Method (BREEAM) standards and offer ultramodern technologies and facilities, or charaterful poperties with heritage that have been comprehensively renovated and retrofitted to provide contempory workspace with enterprise-grade technologies and amenities, and also managed in an ESG-conscious manner.

They can choose to rent office space on a conventional lease, or choose serviced office space that is let by way of a licence, or managed office space, which is somewhat of a hybrid, whereby the client can secure a longer licence, have autonomy over the fit-out and have th space managed on their behalf. Managed office space can either be sourced from a managed office provider or directly from a landlord, and in this case, is sometimes referred to as flexibly leased office space.

Managed offices are ready-fitted with cabling and related infrastructure. However, the client leads the fit-out and furnishing process. Custom offices can include private reception areas, meeting rooms, executive suites, open-plan workspaces, hot-desking zones, kitchens, and bathrooms, and clients can choose a bespoke service level package.

Private serviced offices are fully furnished, fitted, and equipped with cutting-edge business technologies. Clients enjoy premium shared amenities, including fully stocked kitchens, bookable meeting rooms and boardrooms, break-out areas, quiet zones, fitness and wellness facilities, and outdoor spaces like roof terraces.

These workspaces and offices are let through flexible occupational agreements with relatively low commitment in terms of agreement length; however, options to extend are provided.

Options to expand into a larger space within the same building are also provided, offering agility during business growth. Many offices in North London can accommodate 500 or more desks.

Equally, these licences allow a business to be nimble and contract into a smaller space when required.

Both forms of flexible business accommodation are priced using an all-inclusive rental model. The one monthly fee covers overheads such as utilities, cleaning, furnishings, reception staff costs, complimentary refreshments, and other expenses, providing excellent business and accounting efficiencies.

They are also designed and managed sustainably, ensuring they are run in an environmentally friendly manner and equipped with end-of-trip facilities, including electric vehicle chargers, showers, and changing facilities for self-powered commuters.

However, North London offers excellent public transport links from various stations, including the major termini of Euston, St Pancras and King’s Cross.
