Notting Hill Office Space

Office space in Notting Hill is not the first thing that comes to mind when thinking of the district; it is usually the annual music festival or the 1999 romantic comedy film that tells the story of the reserved bookstore owner, William Thacker, meeting Hollywood icon Anna Scott.

When one thinks of Notting Hill real estate, one again thinks of pretty and colourful residential streets such as Portobello Road, Elgin Terrace, and St Luke’s Mews. However, the West London district also offers highly sought-after office space and workspace.

Today, Notting Hill is part of the Royal Borough of Kensington and Chelsea (RBKC). It has no official boundaries. However, the postcode W11, centred on Westbourne Grove, near the junction with Denbigh Road, covers the area associated with Notting Hill.

It remained rural until London’s westward expansion reached Bayswater in the early 19th century. The Ladbroke family was the main owner of the land now classed as Notting Hill, and from the 1820s, James Weller Ladbroke began to develop the Ladbroke Estate.

For much of the 20th century, the large houses developed over the previous century were subdivided into multi-occupancy rentals. Immigrants from a broad range of countries were drawn to the area in the 1950s and 1960s, partly because of the cheap rents, but were exploited by slum landlords, which was partly the cause of the 1958 Notting Hill race riots.

By the early 21st century, after decades of gentrification, Notting Hill had gained a reputation as an affluent and fashionable area. It was famously the home of Conservative politicians, including David Cameron and George Osborne, who were part of what a Daily Telegraph article from 2004 termed the ‘Notting Hill Set’.

Since 1965, the annual two-day Caribbean Notting Hill Carnival has been held in August. Led by members of the British Caribbean community, it attracts around two million people annually, making it one of the world’s largest street festivals. The UK public has voted it one of the icons of England.

Notting Hill is also home to one of London’s best-known markets, Portobello Road Market. It is named after the lane leading to Portobello Farm in the north of Notting Hill, which in turn was named after the 1739 Battle of Porto Bello in modern-day Panama.

Of course, Notting Hill is also famous because of ‘that’ 1990s film. It features a bookshop and various blue doors, in front of which, gleeful tourists still take photos for their Instagram accounts.

Office space in Notting Hill is popular with a diverse range of businesses and organisations of all sizes, with many from the cultural and creative industries. However, a surprisingly broad range of sectors is represented.

These occupiers can lease office space conventionally; however, many choose from the growing number of flexible workspace options.

One example is United House on Pembridge Road. It offers private offices for teams of 2 to 2,000. The space is ready to move into and available on flexible terms.

Clients can tailor their space to their needs, and the rent is all-inclusive, covering superfast broadband, heating, air conditioning, water, energy, professional cleaning, and other overheads that would be paid for and managed separately if leasing an office on conventional terms.

The building is amenity-rich, with focus booths, phone booths, fully stocked kitchens, and wellness amenities including a gym and its Recharge room.

It is one of the many high-end offices in Notting Hill that is managed in a sustainable, ESG-conscious way. Solar panels and a green roof have been installed to help offset carbon emissions. The office is also furnished and fitted with natural materials throughout, such as quarry tiles, oak timbers, and naturally woven textiles.

It provides bike storage, showers, lockers, and changing rooms for its self-powered commuters. However, the district is well-served by excellent public transport links, provided by Holland Park, Notting Hill Gate, and Queensway stations.

Like many other flexible workspace properties in Notting Hill, this offers coworking desk spaces that can be accessed 24 hours a day, 7 days a week.
