Pentonville Road office space has somewhat of a link with the creative industries due to its artistic past; however, today it is occupied by those representing diverse sectors.
Although it may appear somewhat morbid, tourists are attracted to Joseph Grimaldi Park, a former graveyard on Pentonville Road. It is named after Grimaldi, the father of modern clowning, who was buried here in 1837. His grave and that of fellow creative, the musician Charles Didbin, are adorned with bronze plates that, when stepped on, play musical notes, thus encouraging visitors to dance on their graves.
Forming part of the London Inner Ring Road and part of the boundary of the London congestion charge zone, Pentonville Road today is 0.7 miles (1.1 km) long and runs east from King’s Cross station as a continuation of Euston Road. It ends at the Angel, at the junction with Islington High Street and Goswell Road. The road ahead becomes City Road.
Pentonville Road was created in 1756 as the eastern third of the New Road from Paddington to divert livestock drovers from the West End and Holborn to Smithfield market.
Pentonville as a district did not then exist. The road from King’s Cross (then known as Battle Bridge) passed by fields before reaching the Angel Inn, where Islington High Street gave way to the still-rural road, running south towards Smithfield and the City.
By the time this part of the New Road received its present name, in 1857, Pentonville was a long-established district and had developed as a good residential suburb from the 1770s to the 1820s. However, some homes were replaced with shops and lodgings from that time, changing the area’s dynamic.
Industrial and commercial properties replaced many of the original houses from the nineteenth century, and redevelopment in the 1970s and 1980s evolved from office buildings to apartment blocks and student hostels.
Pentonville Road now offers a diverse range of office space options, including offices for rent in modern buildings, and design-led flexible workspaces created in BREEAM Excellent retrofitted 1980s buildings, such as York House, complete with cutting-edge business technologies and ultramodern amenities such as its gym, café and rooftop terrace.
York House is one of the premium buildings that offers an alternative to renting office space through a traditional lease. These alternatives, known as flex space options, include managed office spaces and private serviced offices.
Managed office spaces are ready-fitted with cabling and related infrastructure. However, the client leads the fit-out and furnishing process. Bespoke offices can include private reception areas, meeting rooms, executive suites, open-plan workspaces, hot-desking zones, kitchens, and bathrooms, and clients can choose a custom service level package.
Private serviced offices are fully furnished, fitted, and equipped with cutting-edge business technologies. Clients enjoy premium shared amenities, including fully stocked kitchens, bookable meeting rooms and boardrooms, break-out areas, quiet zones, fitness and wellness facilities, and outdoor spaces like roof terraces.
In contrast to leased offices, these are occupied via flexible licences, which allow businesses to extend terms and expand into larger office suites as they grow. Some offices on Pentonville Road can provide space for over 200 desks.
Equally, the office licences allow a tenant to contract into a smaller suite according to changing business needs.
Flexible offices are priced fully inclusively, so the monthly rent covers overheads such as utilities, cleaning, enterprise-grade superfast and secure IT systems, furnishings, refreshments, and other items such as reception and secretarial services.
The prime office buildings that offer these flexible business accommodation options are designed and managed sustainably, ensuring they are run environmentally friendly and equipped with end-of-trip facilities, including electric vehicle chargers, showers, and changing facilities for self-powered commuters.
However, Angel, Euston, Kings Cross, and St Pancras stations provide excellent public transport links in the locale.
