SW1 Office Space
The London SW (South Western) postcode district is unique as it is the only district covering parts of the United Kingdom’s capital on both sides of the River Thames. SW1 is also unique in its own right as it is home to the most expensive residences in London, and office space in SW1 is in just as much demand as its residential counterparts.
The prestigious SW1 postcode saw over 250 £5 million-plus property sales between 2017 and 2021, representing 17 per cent of all prime transactions in London. The second most expensive postcode is W1. Together, these two postcodes cover a large part of London’s West End office space market.
The SW1 postcode was created as its head district, but it has been subdivided due to increased property development and a high-density population.
SW1A covers Whitehall and Buckingham Palace, SW1E covers the area between Buckingham Gate and Victoria Station, and SW1H covers the area East of Buckingham Gate.
SW1A 1AA is the postcode for Buckingham Palace, and SW1A 2AA is the postcode for No. 10 Downing Street.
The SW1P postcode covers the triangular area between Victoria Station, the Houses of Parliament and Vauxhall Bridge; the eastern part of Pimlico, and SW1V covers the triangular area between Vauxhall Bridge, Chelsea Bridge and Victoria Station; Pimlico proper.
SW1W covers the area between Sloane Square and Victoria Station, south of Kings Road in Belgravia, and SW1X covers Belgravia parts north of Eaton Square and parts of Knightsbridge.
The SW1Y postcode district covers the whole of St James’s.
With so many exclusive homes, it is of no surprise to find prime office space in the SW1 district, which is made up of brand-new Class A office buildings as well as period properties such as Georgian terraces that have been immaculately renovated to create premium office space for contemporary businesses.
There is a large supply of offices in SW1 that can be rented in the traditional manner with long-term leases, and there is a growing number of flexible office space workspace options, too.
Also known as flex spaces, these include serviced private offices, managed offices, and co-working spaces that can be occupied through short-term licences that offer the option to extend terms.
Many flexible contracts also include a provision that allows a business to expand into a larger space mid-term if necessary, with options ranging from 2 desk suites to 250+ desk self-contained floors.
The office spaces are furnished and fully fitted, meaning little or no upfront capital expenditure is required unless a bespoke office is desired, which can easily be arranged.
Many offices are designed and managed sustainably and include facilities such as electric vehicle chargers and showers to accommodate their clients’ ESG considerations.
As opposed to leased office space, these options are priced in an all-inclusive way, meaning that the rent covers items such as utilities, cleaning, and furnishings, as well as enhanced provisions such as reception, secretarial, and concierge services.
Covering a large part of the West End and Central London, office space occupiers in SW1 enjoy an array of the best amenities in London, including world-class shopping, dining and beverage establishments, hotels, theatres, and more.
