Like the thoroughfare’s underground tube station, office space on Tottenham Court Road has evolved.
When its station was opened in 1907, it was named Oxford Street due to its proximity to the shopping street, and the next station along the Northern Line, which is now named Goodge Street, took the name Tottenham Court Road.
Various rival companies had built stations across London and named them as they saw fit. However, in 1908, they partnered and renamed the stations, giving them their present titles.
Tottenham Court Road station is notable for its around 1,000 square metres of mosaic designed and installed by artist and sculptor Sir Eduardo Paolozzi in the 1980s. His work reflects his interpretation of life in the area above the station and his broader interest in mechanisation, urbanisation, and popular culture.
These were threatened during the Crossrail works to install the Elizabeth Line at the station. However, following public outcry, they were removed, restored, and reinstalled. The restoration had to be completed in short night shifts when the station was closed between 1 a.m. and 4 a.m., so the final restoration took months to complete. The Elizabeth Line was subsequently completed in 2022.
Tottenham Court Road is named simply for the road that led to the Manor of Tottenham Court, with records dating the manor to AD 1000.
Today, it sits almost entirely within the London Borough of Camden and runs from Euston Road in the north to St Giles Circus at its southern end. Its length measures approximately three-quarters of a mile (1.2 kilometres).
Sometimes abbreviated to TCR, it is often described as part of Fitzrovia, although this district has no formal boundaries. Its title was coined in the 1930s to describe the area close to the Fitzroy Tavern.
At that time and for at least 50 years, the only way for a business to base itself on or near Tottenham Court Road was to rent office space through a conventional lease.
However, today, a growing number of agile workspace options are available in the area, offering a more flexible choice for modern businesses.
Serviced and managed offices near Tottenham Court Road offer business accommodation managed on the tenant’s behalf. They are available on flexible short-term licences with all-inclusive rents.
Managed offices in TCR are pre-wired and ready to fit. The tenant has a blank canvas office space to fit out and furnish. However, the tenant works with the landlord or managed office provider to create a custom office with the tenant’s brand identity.
Managed customised offices are self-contained and private reception areas, hot-desking zones, private office suites, meeting rooms and board rooms, break-out spaces, lounges, kitchens, bathrooms, and showers, can be specified in the fit-out as well as other elements.
The tenant can also create a bespoke service package that utilises the services of the technical, concierge, and business support teams. The managed office landlord or provider then oversees the running of the space on the tenants’ behalf.
Managed offices are available in various sizes and formats, including suites, clusters of suites, floors, multiple floors, and whole buildings. Many managed offices near Tottenham Court Road offer space for over 200 desks.
Private serviced offices in TCR are fully furnished, lockable office suites. Clients enjoy access to high-end communal amenities, including bookable meeting rooms, breakout spaces, fully stocked kitchens, focus booths, cafes, wellness amenities such as gyms and meditation rooms, and other shared facilities. Serviced offices can also accommodate businesses needing space for over 200 desks.
As flexible office spaces and workspaces are let by licence or flexible lease, tenants enjoy the agility to modify their footprint by downsizing or upsizing in line with changing business conditions. They can also extend or exit relatively easily compared to a traditionally leased space.
The all-inclusive rents cover broadband, heating, air conditioning, water, energy, professional cleaning, and other overheads that would be paid for and managed separately if leasing an office on conventional terms. This also minimises the need for additional facilities management functions.
The high-end office buildings near Tottenham Court Road that offer managed offices and serviced office space are managed sustainably and eco-consciously, matching the ESG standards of their clients. Therefore, they provide end-of-journey facilities for self-powered commuters, including bike storage, showers, lockers, and EV chargers.
However, clients enjoy excellent public transport links from Warren Street Station, at the northern end of the thoroughfare, Goodge Street Station at the midway point, and Tottenham Court Road Station at the southern end, at its junction with Oxford Street.
